All Pricing will be communicated and approved before work is started and completed. The only exception is unforeseen issues that may come up. Example, " If I'm called to fix a leak under a sink and it turns out the disposal unit needs to be replaced and you would like me to get one and replace it." The pricing would be adjusted, communicated, approved and then work will begin.

The pricing for rental properties is based on size of unit, current state of unit, supplies needed, and time given to complete. I do my very best to be done in 1-3 days after I receive a unit. The availability of fixtures, parts, paint, if specific things are need can add time to that estimate. My minimum starting fee for this service is $450.

For work orders I charge a $60 trip fee and that will cover me coming out to the property and some supplies used. This pricing does not include appliances and fixtures.
